Priit brings extensive experience in creating and managing the daily operations of Viirelaid Private island in Estonia, which follows a similar experiential accommodation concept as the Resort being developed in Thailand. With eight years of expertise in successfully marketing such ventures, Priit is known for consistently generating new ideas to create engaging environments and unique experiences for guests.
At Viirelaid, Priit has been involved in every aspect of the resort’s development, from ideation and managing on-site construction to providing day-to-day customer service. He transformed a virtually empty island with an old house, no electricity, and limited access into a fully developed, well-marketed, and highly attractive tourism destination. Viirelaid Island, which operates for 4 months per year, consistently generating a profit of €250,000-€300,000 annually. In essence, Priit has mastered all processes of experiential accommodation, both in theory and practice.

His precision, structure, and exceptional work ethic have driven success in every project he has touched.
In the KUUL Villas project, he ensures that every idea is built on a solid foundation – both literally and figuratively.
Hegert brings extensive and versatile experience in the fields of construction and real estate development.
He has successfully led architectural and construction firms, overseeing the design of over 1,000 buildings and the construction of more than 450.
In addition, he has held key roles as Sales Director and Board Member at Plasto AS, and gained valuable manufacturing sector experience at AS Viljandi Aken ja Uks.
Hegert has also managed an international rental property portfolio in Romania and has broad experience in owning and operating rental real estate. Today, he runs two successful companies that generate passive income.
He holds an MBA from the University of Tartu and brings to the KUUL Villas project a combination of strategic leadership, financial expertise, and hands-on construction know-how – turning ideas into tangible results.
Priit and Hegert also share a joint tourism project in Virtsu – KUUL Stay – where they built two unique glass-dome vacation homes.
This collaboration highlights their ability to combine business acumen, design sensibility, construction precision, and strategic leadership, creating immersive and holistic environments.
